BASELETS PROPERTY MANAGEMENT – LETTING FEES

TENANT FIND SERVICE

DESCRIPTION OF SERVICES TO BE SUPPLIED:

  • Providing a rental valuation of the property, and offering advice as required.
  • Advertising and Marketing as necessary, arranging/carrying out viewings, obtaining references where applicable, dealing with negotiations.
  • Preparing an Assured Shorthold Tenancy (AST) Agreement and arranging signature by the tenant(s).  
  • Submitting paperwork and associated documents to Council Tax Office (USAF Tenants Only)
  • Advising on the transfer of utilities and telephone accounts.
  • Collecting the first advance rent and security deposit (these amounts minus our fee(s) will be transferred to the Landlord).  The Landlord is responsible for ensuring the deposit is registered in accordance with the Law.
  • Liaise with USAF Housing Office and Arrange Life Safety Inspection.
  • Process necessary documentation for USAF FMO (loaner goods for tenant)

OUR FEES FOR THE ABOVE SERVICES:

PROPERTIES WITH A RENT THRESHOLD OF £2,000 PCM AND BELOW

Letting Only Fee for Services described above equivalent to £441.00 plus VAT
Posting of Keys equivalent to £10.00 plus VAT
Inventory equivalent to £110.00 plus VAT
Pet Addenda equivalent to £25.00 plus VAT
Addenda Other equivalent to £25.00 plus VAT

PROPERTIES WITH A RENT THRESHOLD OF ABOVE £2,000 PCM

Letting Only Fee for Services described above equivalent to £695.00 plus VAT
Posting of Keys equivalent to £10.00 plus VAT
Inventory equivalent to £150.00 plus VAT
Pet Addenda equivalent to £25.00 plus VAT
Addenda Other equivalent to £25.00 plus VAT

Additional Services Available Upon Request

FULL MANAGEMENT SERVICE

  • Providing a rental valuation of the property, and offering advice as required.
  • Advertising and Marketing as necessary, selecting tenants, arranging/carrying out viewings, obtaining references where applicable, dealing with negotiations.
  • Preparing and signing as Agent for the Landlord a suitable tenancy agreement.
  • Liaise with USAF Housing Office.
  • Arrange Energy Performance Evaluations subject to agreed costs.
  • Preparing an inventory and schedule of condition.
  • Process necessary documentation for USAF relating to Tenancy Start Up.
  • Advising on and assisting in the transfer of utility service accounts.
  • Collecting and depositing a security deposit usually equivalent to one calendar month's rental in a registered Tenancy Deposit Scheme.
  • Receiving ongoing rental payments, preparing and forwarding to the Landlord and/or their accountant financial statements on a monthly basis, and remitting the balance of rental payments within one month of the due date, provided the same shall have actually been received.
  • Assisting the Landlord with general Codes of Practice and Health and Safety.
  • Arranging any repairs, maintenance or replacements to the property or contents which come to or are brought to The Agent's notice. 
  • The Agent shall take appropriate initial action in the event of rent arrears or any other breach of condition of the agreement in an effort to remedy the situation. Where such arrears or breach persists, informing the Landlord or the Landlord's nominated representative who will be responsible for taking any further action and meeting any costs involved.
  • Liaising with the tenant on a routine basis, arranging renewals of the agreement or check-outs, re-advertising and re-letting to new tenants as appropriate with full walkthrough at commencement of tenancy.

OUR FEES FOR THE ABOVE SERVICES:

PROPERTIES WITH A RENT THRESHOLD OF £2,000 PCM AND BELOW


Initial set Up/and Re-Let Fee to include Preparation of Inventory equivalent to £345.00 plus VAT on commencement of each agreement granted to new tenants.
Monthly Management Charge equivalent to 10% plus VAT of monthly rent.

Check Out Management equivalent to £140.00 plus VAT.

USAFE Inspections (if required) equivalent to £30.00 plus VAT. 
An Administration Fee of £40.00 plus VAT will be payable on the occasion of each renewal of an existing agreement.

PROPERTIES WITH A RENT THRESHOLD OF ABOVE £2,000 PCM

Initial set Up/and Re-Let Fee to include Preparation of Inventory equivalent to £425.00 plus VAT on commencement of each agreement granted to new tenants.
Monthly Management Charge equivalent to 8% plus VAT of monthly rent.

Check Out Management equivalent to £180.00 plus VAT.

USAFE Inspections (if required) equivalent to £30.00 plus VAT. 
An Administration Fee of £40.00 plus VAT will be payable on the occasion of each renewal of an existing agreement.
