We let and manage unfurnished properties throughout the Lakenheath and Mildenhall areas including surrounding towns and villages. All of our managed properties are gas safety certificated and inspected for electrical safety.
Security deposits are held in a designated Tenancy Deposit Scheme in accordance with required practice.

Guide for Tenants

US Military Personnel

Our service is totally free of charge to prospective tenants who are active duty US Military, GS personnel, DOD members. If you have just arrived and do not have transportation available to you, we will be more than happy to collect you direct from inside any of the three local RAF bases and personally escort you to viewings.  This also provides a great opportunity for our staff members to explain the local area whilst driving to and from viewings.

Please note that some of the information in this guide may not be applicable to US Military members, please contact us for further clarification on any of these points noted.

Finding a property

The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. We regret that we cannot assist dss claimants. Our tenancies are granted for a minimum term of 12 months. Please note that when buildings are to be rented out, the landlord is responsible for ensuring a valid Energy Performance Certificate (EPC) is made available to all prospective tenants. The EPC and recommendation report must be made available free of charge by a landlord to a prospective tenant and via advertising portals. An Energy Performance Certificate does not have to be made available if: the landlord believes that the prospective tenant is unlikely to have sufficient funds to purchase or rent the property or is not genuinely interested in renting that type of property; or the landlord is unlikely to be prepared to rent out the property to the prospective tenant (although this does not authorize unlawful discrimination).  Homes have required an EPC on rentals from 1 October 2008. An EPC for rented property is valid for ten years. The only person who is able to produce an Energy Performance Certificate is an accredited energy assessor. Further information can be provided upon request.

Viewings

Viewings will be arranged at times to suit you, including evenings and weekends, and you will be accompanied by a member of staff, who can give advice and answer any questions you may have.

Reserving the property

Once you have decided on a property, you will need to reserve it by paying a 'holding deposit'. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded. However the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.

References

As a minimum we will require satisfactory references from your employer (or college), and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor. In addition a credit check will be undertaken. We may use the services of an independent referencing company to obtain and evaluate these references.

Rents

Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax (unless here on Orders), Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account.

Deposit

A security deposit of a minimum of one month's rental must be paid, and where we manage the home, this will be held by ourselves as stakeholders under the Tenancy Deposit Scheme which came into effect April 6th 2007. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

Sub-Letting

If you are a tenant yourself, you will require your landlord's consent.

Council Tax

Council tax is the responsibility of the occupier. We file all exemption forms for Military, GS, DOD members.
